Classification of shopping centers / IDEM

SHOPPING CENTERS

Shopping center is a set of trade, service, catering and entertainment enterprises, selected in accordance with the concept and operating in a specially planned building (or a complex thereof), professionally managed and maintained as a single functional unit.

Originally allocated district (neighborhood), district (community) and regional (regional) malls. Later, a micro-district (convenience centers), a super-regional center (super regional centers) and various less common types of centers were added. Each type of shopping center has its own parking index, determined by its Concept and calculated based on the required number of parking spaces per 100 m2 of leased or total area.

In all cases, the type of shopping center and its specialization will be determined by the composition of the tenants and the scale of influence (the size of the trading area). The development of architectural and planning solutions, as well as brokerage (renting out the shopping center’s space) are carried out on the basis of the Concept of the shopping center.

The concept of the shopping center should reflect the following:

  • Target groups of buyers (Buyer portrait)
  • Shopping center type
  • Composition of tenants (anchors, mini-anchors, companions)

CLASSIFICATION OF SHOPPING CENTERS

Microdistrict shopping center (Convenience center) The microdistrict shopping center sells essential goods and offers everyday services (shoe repair, laundry). Consist of at least three stores with a gross leasable area (GLA) of typically 2,800 sq. m. and can vary from 1500 to 3000 sq.m. The main operator (anchor), in most cases, is a minimarket. The shopping area is a territory of 5-10 minutes of walking distance, the number of buyers is up to 10,000 people. An example of such centers can be former Soviet supermarkets, large food and manufactured goods stores, which reduced the area of the main trade and rented out part of the space to tenants (pharmacy, laundry, video rental, household goods, photo services, etc.).

Neighborhood center (Neighborhood center)

Neighborhood shopping center offers daily necessities (food, medicine, household goods, etc.) and services (laundry, dry cleaning, hairdresser, shoe repair, metal repair) to meet the daily needs of residents district. An anchor tenant is usually a supermarket, mini-anchors can be a pharmacy, a hardware store. Associated tenants are stores of clothing, footwear and accessories, perfumery, sporting goods, etc. The total rental area of these shopping centers is mainly 5,600 sq.m., in practice, the area can vary from 3,000 to 10,000 sq.m. The primary shopping area of the district shopping center includes from 3,000 to 40,000 people living within a 5-10 minute drive by personal or public transport. An example of a district shopping center is “Europe”, “GUM-Prague”, “Magnit”.

Community center (Community center)

Community center offers a wide range of goods and services, with a large selection of “soft” goods (men’s, women’s, children’s and sportswear) and “hard” goods (metal products, power tools, Appliances). This category of shopping center is characterized by a deeper assortment and a wider range of prices than in the regional shopping center. Many centers are being built around junior department stores, discount department stores, large drugstores (drug-store), department stores selling a variety of goods, often at discount prices (variety store), as the main tenants in addition to supermarkets. Although the district mall does not have a full line department store, it may have strong specialty store(s). The typical size of the rental area is 14000 sq.m., it can occupy from 9500 to 47000 sq. m. The primary retail area for the district shopping center is within 10-20 minutes of transport accessibility, and the center’s customers number from 40,000 to 150,000 people. A typical example of a district shopping center is Global City, Golden Babylon.

Super community center (Super community center)

Centers that fit the general profile of the county center, but have an area of more than 23,000 square meters. m, are classified as superdistrict. In exceptional cases, the area reaches

sq.m. As a result, the district shopping center is the most difficult category of shopping centers to assess their size and service area.

There is a kind of super district shopping center – Power center (power center) . It contains at least 4 category-specific anchors over 1900 sq. m. Such anchors are “hard” goods: household appliances and electronics, sporting goods, office supplies, household goods, medicines, health and beauty products, toys, personal computers and their elements. Power center combines narrowly focused “category killers” (a full range of goods in any category at low prices), a wholesale club and a discount department store. Anchors in such power centers occupy 85% of the total rented area.

Regional shopping center (Regional center)

Regional centers provide customers with a wide selection of goods, clothing, furniture, home goods (deep and wide range), various types of services, as well as places of recreation and entertainment. They are built around 1-2 department stores of a full line, the area is usually not less than 50,000 square meters. m. Typical for this category total rental area of 45,000 sq. m. m, in practice it varies from 23000 sq.m – 85000 sq.m. Regional centers offer services typical of business districts, but not as diverse as in a super-regional shopping center. The shopping area for a regional shopping center is within 30-40 minutes of transport accessibility, the number of visitors to the center is 150,000 people or more. A typical example of a regional shopping center is Ramstore City.

Super regional center (Super regional center)

Offers a wide range of goods, clothing, furniture, household goods, as well as leisure and entertainment services. Are built around 3 or more department stores with an area of at least 7,000 sq. m each. Such a center often has a total rental area of 93,000 sq.m. In practice, the area varies from 50,000 and can exceed 150,000 sq. m. The shopping area for a super-regional shopping center can reach 1.5 hours of transport accessibility, the number of visitors to the center is 300,000 or more people. A typical example of a super-regional shopping center is MEGA.

Specialty centers

There are many variants of these main categories that can be combined with the word specialized, that is, these are subtypes of other, more or less traditional types of shopping centers. Specialized shopping centers in a broad sense are those shopping centers that are very different or do not meet the requirements specified in the previous categories. For example, a neighborhood shopping center that has a group of specialized grocery stores – deli, butcher, vegetables/fruits, wine department – as a substitute for a supermarket, can be called a specialized neighborhood center. A county-scale center anchored by a large fitness center with stores such as sports, health, tourism and leisure should be designated as a specialty.

Specialty shopping centers are often divided into themes:

  • Entertainment
  • Trade and Entertainment (Retail-Entertainment)
  • Discounts (Off-price)
  • Home improvement
  • Strip Center
  • Historic
  • Megamall
  • Lifestyle

There are also several types:

  • Festival Center – the anchor is a set of entertainment and catering enterprises, trade enterprises (shops of souvenirs and perfumery, clothes, shoes and accessories, jewelry) act as accompanying ones. They are located, as a rule, in the cultural and historical places of the city, on the central square. An example of such a center is Okhotny Ryad.
  • Shopping and Public Center – An anchor in such a center can be children’s and fitness clubs, sports and entertainment complexes, a hotel and a department store. In their composition, they may have objects of social orientation. Associated tenants are shops of souvenirs and perfumes, clothes, shoes and accessories. An example of such a center is the World Trade Center on Krasnaya Presnya.
  • Fashion Center – the anchor in this center is a collection of clothing and footwear stores. Associated tenants are shops of accessories, perfumes and cosmetics, gifts. Fashion malls are usually located in the city center, and often occupy the first (1st to 3rd) floors in shopping and office centers. Typical fashion centers are “Petrovsky Passage”, “Gallery Actor”.
  • Outlet Center – in these centers, trade is carried out by enterprises producing clothing and footwear, household appliances and electronics, building and finishing materials. Service companies can act as accompanying operators. They can be located in residential and remote areas of the city.
  • Power Center – consists of 4 or more specialized retailers representing a wide and deep range of goods in any category. It may also include a discount department store, a catalog trade center, etc. Power centers are located, in most cases, in residential areas and on the outskirts of the city near highways. An example of such a center is Waymart.

This classification of shopping centers was developed by Urban Land Institute (ULI), translated and adapted for use in modern conditions of development of retail formats in Russia by a group of experts led by Elena Florinskaya.

Trade Areas

Trade Area (Trade Area, Catchment Area) – the geographic area in which the vast majority (about 95%) of the buyers of the shopping center live or work.

The boundaries of the trade area of the shopping center are determined by factors such as:

  • type of shopping center;
  • pedestrian and transport accessibility;
  • natural or artificial physical obstacles;
  • availability of competitive facilities;
  • population density, etc.

Usually there are three concentric zones of influence:

  • The primary trading zone is a geographical segment where 70-80% of the total number of regular buyers or the so-called “core” group lives. For cities, walking time is important.
  • The secondary trading zone occupies a large area – it accounts for 15-20% of buyers. The extent of this zone is affected by the presence of similar facilities in the district. Good transport accessibility can significantly increase this area.
  • Tertiary (Peripheral) shopping area – this is the maximum territory from which buyers are attracted to the shopping center. Their number can be 5-10%. Although potential buyers have to travel long distances, they may be attracted by good transport accessibility, certain groups of goods or services that are not available in other centers, the location of the object on the way to and from work. It is customary to include transit and occasional buyers who do not reside within the geographical limits of the tertiary zone in the number of buyers coming from this zone. Tourists can make up a small and sometimes significant proportion of mall customers.

Trade area boundaries are not absolute and may change over time or with increased levels of competition. The actual boundaries of the trade zone of the facility can be determined no earlier than 6 months after the facility is put into operation.

Anchor

Anchor is a large, usually chain, retailer with a well-known brand, located on the territory of a shopping center as a tenant or owner of the occupied area and attracting the main streams of buyers to the shopping center. Enterprises of another profile or a combination of them (public catering enterprises – a food court, service enterprises – a cinema, etc.) can also act as an anchor. Also, the anchor function can be performed by the image of the place, non-commercial objects – architectural monuments, etc.

10 unique shopping centers in the world companies – new concepts.

Attracting visitors is the main task that the creators of the projects solve, and this task, if possible, is solved through the unusual appearance of the building and the creation of a unique interior space.
Unique projects appear in different parts of the world, which become real sights and are included in country guides as must-see places for tourists.
We present the first 10 retail properties that are not only unique, but some of them have already entered the Guinness Book of Records.

Mall of America (USA, Minnesota).

If you are a parent, it would hardly occur to you to take your child and go on a shopping mall tour with him for a few days. And even more so, to spend the long-awaited vacation in an “exciting” journey through one shopping complex.
But if you lived in Minnesota, then such an idea would not seem too strange to you. Mall of America (MOA – as it is commonly called) is the largest shopping complex in the United States, which is visited by up to 40 million people annually.

But going there with a child is not worth it for multi-day shopping. In fact, MOA is more Disneyland than a mall. Yes, there are shops here and there are many of them, but the main thing in MOA is its entertainment facilities. They go to the shopping center for family vacations, at the disposal of visitors are sports stadiums, several mini-golf courses, parks, cinemas, attractions, cafes and restaurants. Often, tourists come to the state for the weekend only to spend a few days in the mall.

Dubai Mall (UAE, Dubai)

Dubai Mall is one of the largest in the world, its area is 1,200,000 sq.m.

This mall, which is sure to impress any visitor with its true scale, is best known for its aquarium. A giant shopping center – of course, a giant pond and a great variety of marine life. It was the aquarium that entered the Guinness Book of Records. Although there are several more reasons to visit Dubai Mall. In addition to thousands of shops, the Discovery Centre, 22 Reel Cinemas, the KidZania educational and entertainment center and an ice skating rink, this is where the observation deck of the outstanding Burj Dubai skyscraper is located, from the height of which you can see the entire city.

Another reason for the sweet tooth from all over the world is that Dubai Mall is home to the world’s largest candy shop (Candylicious).
For lovers of modern aesthetics, there is a wonderful fountain complex that throws out jets of water to a height of 13 meters and is illuminated by 6,000 multi-colored light bulbs.

Mall of the Emirates (UAE, Dubai)

It is worth moving from one mall in Dubai to another. Another shopping attraction is the Mall of the Emirates. The shopping complex, which is far inferior to its “brother” in terms of the number of shops, cafes and restaurants and entertainment venues, but attracts visitors to the unique, largest indoor ski resort Ski Dubai in the world. The area of the resort is 22,500 sq. m, capacity – 1.5 thousand people. This is the first indoor ski resort in the Middle East.

Skiers and snowboarders can practice on five slopes of varying steepness and difficulty. The slopes are surrounded by an area of about 3 thousand square meters. m with various toboggan runs, climbing ledges, an ice cave and a cinema. Warm clothes, skis and snowboards are provided for visitors – after all, the minimum air temperature in this country is plus 20 degrees. In the park, the temperature is maintained within 1 – 6 degrees, thanks to a modern climate control system. In 2007, the park received its first award for its activities.

Canal city Hakata (Japan, Kyushu).

The name of this Japanese center reveals its concept. This is a mini-city built on the water, a kind of “Japanese Venice”, but without residential buildings. In fact, Canal city is one building separated by a water channel. Japanese-style smooth curves create an amazing visual impression. Numerous recreation areas imitate the picturesque embankment.

On the one hand, the interior space of this shopping complex has a “standard set” – along the banks of the canal there are shops, entertainment centers and viewing platforms. But on the other hand, inside the building there are many water objects, sculptures, fountains. The complex has a music salon, numerous theatrical performances, exhibitions of objects and much more take place on the street. We can safely say that Canal city is the center of modern culture.
The fifth floor of the complex is unique, known as Ramen Stadium, which is a set of stalls where you can try different types of Ramen noodles.

L’Atoll (France, Angers).

Seeing this object for the first time, you might think that this is more of a sports facility than a shopping mall. Glowing in the dark, the futuristic “trading stadium” with an area of 250,000 square meters was conceived by the authors in the image and likeness of a real oceanic atoll – hence the name. This mall, built in the form of a huge slightly irregular ellipse, is unique in its luminous facade, for this effect a lighting installation of 42 spotlights was used.

L’Atoll was built 5 years ago in Angers, France and officially recognized as one of the preeminent commercial eco-parks in Europe, whose operating principles are focused on the ideas of efficient reliability, renewable energy resources, recycling and recycling of resources.

Freitag (Switzerland, Zurich).

It turns out that you don’t have to have a huge budget to create a unique architectural project or be huge in order to become a real new tourist attraction. You can do without attractions, stadiums and fountains.

All you need is shipping containers. 19 containers, which were specially brought from Hamburg, made it possible to create a unique Freitag shopping center in the city of Zurich within a very modest budget. The interior of this mini shopping center is also very far from what we are used to. Everything within the framework of a modern design approach is simple, functional and environmentally friendly. This incredible and truly creative store impresses with its mobility, as it can be moved to another location at any time.

The Freitag Store Zurich is named after the original bags of the same name, made from old canvas tents for trucks. Actually, the building was originally erected by the Freitag brothers specifically for the sale of these bags. They are presented – more than 1600 original models – on the first four tiers. On the remaining five floors there is a staircase leading to the observation deck. From here, from the roof of the uppermost tier, there is an excellent view of Zurich and the transport bridge. At 26 meters high, the center is the tallest building in the city.

Emporia (Sweden, Malmo).

This mall features a unique and thoughtful design with lots of glass details.
The Emporia shopping complex has implemented the most daring engineering and architectural solutions with the help of glass. The building was built 5 years ago and immediately became the center of attraction – even if for some reason you do not go inside, you will definitely take a picture of it. About 200 shops operate on the territory of this complex with an area of 93 thousand square meters. Shops are located around atriums of different colors. Each atrium is different from the next and is a spectacular architectural composition, the design of which was thought out to the smallest detail.

Surprisingly, almost all elements of the interior were custom-made, from ceilings, floors and storefronts, to hanging plants, furniture and door handles.

One can say about the Emporia shopping center that its uniqueness lies in its well-thought-out beauty.

Bull Ring (England, Birmingham).

Bull Ring is an example of a true “provocative architecture”. The mall has an unusual, futuristic design, especially against the backdrop of “good old England”.
The Bull ring shopping complex, built 14 years ago in the center of Birmingham, still looks like an alien from the future. This building is one of the first examples of a commercial real estate object, where architectural forms and engineering solutions atypical for most shopping centers were used. The facade of the complex consists of 15,000 swirling aluminum discs with a blue background, glowing at night and creating that very alien effect.

Visitors are mesmerized by the glass ceiling of the complex, which has no visible supports, which gives the impression that a huge flat dome is floating in the air. Another unique feature of the complex is a curved footbridge connecting the multi-level car park and the mall.

Fiordaliso (Italy, Rozzano).

This mall has a unique “green” facade – its vertical garden is the largest in the world, for which it was awarded the Guinness Book of Records.

The history of vertical gardens began almost 30 years ago in France. Then the botanist and designer Patrick Blanc created the first vertical installation of plants.
The purpose of creating vertical gardens on the facades of city buildings, of course, is to purify the imperfect air of modern cities from harmful impurities and carbon dioxide. In addition, such gardens are able to reduce the noise level, create a comfortable temperature regime in the summer heat. The use of the vertical space of urban buildings allows you to feel close to nature in the stone jungle of megacities.
Until recently, the largest vertical garden, with an area of 844.05 sq. m, was considered a vertical garden in Spanish Madrid. But now the façades of the Fiordaliso shopping complex have taken the lead. The architect of the project is Francesco Bollani. The garden rises almost 8 meters high, and its area is 1262.85 sq.m.

Plants for the future vertical garden were grown for a year, then it took another three months to plant them according to sketches in special metal containers on the facade of the building. The plant base of the garden is Chilean moss. In total, there are 200 species or about 44 thousand plants in the vertical garden of the Fiordaliso shopping center.

The unique solution of the façade impresses not only with its beauty, but also allows to significantly reduce energy consumption, as the plants growing on the walls of the building create a natural barrier to direct sunlight, thereby helping to regulate the temperature inside the complex. Numerous tourists from nearby Milan come to see the local attraction.

“Wooden orchids” (China, Ruichang).

The Wooden Orchids shopping center is a project that was included in our top 10 unique shopping centers as one of the options for the concept of the shopping center of the future.

Two years ago this project by the Parisian architectural studio Vincent Callebaut received an award from the International Union of Architects in China. The main objective of the project is to ensure the transition between a linear economy that relies on its own resources, to a circular economy aimed at reusing resources, repairing, updating and recycling existing materials and products.

The shopping center consists of prefabricated wooden “petals” that create a single environment designed to accommodate shops, commercial and cultural projects, and occupy only 50% of the entire territory. The rest of the shopping complex is a “green” space for recreation.

The architectural design has natural ventilation and lighting, which reduces energy requirements. Environmental technologies have been integrated into the design. A special system of “rain gardens” was created, collecting rainwater, filtering it before entering the drainage network. Also among the eco-friendly technologies here are a passive geothermal cooling and heating system and canopies with photovoltaic cells.
